TITLE: Maintenance REPORTS TO: Executive Director Job Summary: Oversee and perform maintenance and custodial services in compliance with City, State and Federal Regulations as it applies to senior housing. Assure that the property reflects and demonstrates a high quality of appearance and care. Qualifications: Must be able to work independently up to 100% of the time. Must complete Criminal Background check as required to assure qualification for employment. Must understand and practice Standard Precautions of Infection Control. Must have a valid drivers license and meet insurance carrier requirements for driving organizations vehicles. Must possess a Boilers license or be able to obtain one within three months of employment, if requested/applicable to the site. Required to have an ability to read, write and speak English. General Responsibilities: Develop and perform weekly, monthly and annual preventative maintenance for all building systems to ensure that facility equipment is operating efficiently to specifications. Troubleshoot and perform maintenance work orders.Perform all repair and maintenance work to comply with code standards.Assure that all entryways and sidewalks are clear and ice and oversee the contract work of the snow removal company in the winter months.Perform the renovation and cleaning of turnover units in preparation for new residents.Perform and/or ensure repairs and maintenance of heating and air conditioning systems, security system, and building emergency system.Perform preventative maintenance on blower motors, fans and filters.Perform and ensure electrical and plumbing repairs as needed.Monitor and schedule preventative maintenance on all kitchen systems, exhaust vents and equipmentAssure that appropriate maintenance-related paperwork is completed.Schedule and conduct fire drills per Sec 144G.45 MN Statutes.Establish and maintain equipment and parts inventories.Identify the need for new equipment purchases or replacements and communicate to Executive Director.Shampoo facility and apartment carpets as needed.Complete washing of windows on routine schedule.Use applicable infection control procedures. Apply principles of good body mechanics when lifting and moving objects. Participate in disaster planning drills (fire, tornado, severe weather, etc.) when on duty. Develop knowledge of actions to be implemented in emergency situations. Practice fire safety and accident prevention procedures. Follow all policies and procedures governing the operation of Island Living. Follow established policies governing the use of labels and MSDS. Dispense chemicals as written and required.Must be punctual, with a good attendance record.Must be able to prioritize and organize work effectively and efficiently.Must be flexible and adaptable to changing situations.Must work as a team member with other personnel.Attend in-service training and other work-related meetings as required.
