Resident Services Technician II - Saratoga (Personal Services)
Essential Functions
• Ensures that all vacated apartments are thoroughly restored to "market ready" status in a timely manner and according to the Property Manager's timetable
• Routinely replaces and/or repairs light fixtures, ceiling fans, window screens, window latches, sliding glass doors, baseboards, mirrors, appliances, mini blinds, tiles, flooring, A/C filters, sinks, bathtubs, toilets, light bulbs, locks, keys and any other item in the vacant apartment
• Maintains accurate records regarding preventive maintenance, service requests, expenditures, apartment make-ready status, work in progress, etc.
• Assists with various maintenance requests, picking up litter throughout the property and trash removal from vacant units
• Helps clean and maintain storage areas and maintenance shop
• Adheres to safety procedures and protocols established by governmental agencies such as OSHA
• Performs any additional duties or tasks as assigned by Maintenance, Assistant Manager, Property Manager or the Reginal Portfolio Director.
• Must be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations. Needs ability to think rationally beyond a specific set of instructions.
Qualifications
• High school diploma or equivalent is required
• At least 2 years of property maintenance experience required
• Excellent verbal and written communication skills
• Able to multitask and meet deadlines in a timely and organized manner
• Must be able to work a flexible schedule, including weekends
• HVAC certification required
• Valid driver's license and reliable transportation required
PHYSICAL REQUIREMENTS
• Constant need (66% to 100% of the time) to be on feet.
• Have constant need (66% to 100% of the time) to perform the following physical
activities:
o Bend/Stoop/Squat/Kneel Perform routine maintenance/repairs, pick up tools and equipment.
o Climb Stairs Service requests, make-ready needs for 2nd and 3rd floor apartments.
o Push or Pull Move equipment, appliances, open and close doors, etc.
o Reach Above Shoulders Perform routine maintenance/repairs, stock and remove equipment, parts, etc.
o Climb Ladders Perform routine maintenance/repairs.
o Grasp/Grip/Turning Handle tools and equipment, perform routine maintenance/repairs
o Finger Dexterity Handle tools and equipment, perform routine maintenance/repairs
• Constant need (66% to 100% of the time) to perform the following physical
activities:
o Writing/Typing Inventory maintenance, requisition requests, required maintenance reports
• Lifting/Carrying (supplies, replacement parts, ladders, etc.):
o Over 150 pounds Rare Need (less than 1% of the time)
o 75-150 pounds Occasional Need (1% to 33% of the time)
o 25-75 pounds Frequent Need (33% to 66% of the time)
o 1-25 pounds Constant Need (66% to 100% of the time)
NOTE: Lifting and carrying weights exceeding 50 pounds is often accomplished
with assistance from one or more persons. Examples of heaviest items
lifted include washers/dryers, refrigerators, A/C units, abandoned sofas,
etc.
VISION REQUIREMENTS
• Constant need (66% to 100% of the time) to document maintenance and complete
forms, review manuals and operating instructions, read cautionary labels, respond
to written instructions from staff and clients. Constant need to see small detail
when performing routine maintenance duties.
• Frequent need (33% to 66% of the time) to see things clearly beyond arm's reach
(observe problems throughout the community, etc.)
HEARING REQUIREMENTS
• Constant need (66% to 100% of the time) to communicate with assistants, staff,
vendors and clients. Must use listening skills to diagnose needed repairs, etc.
SPEAKING REQUIREMENTS
• Constant need (66% to 100% of the time) to communicate with assistants, staff,
vendors and clients.
DRIVING REQUIREMENTS
• Frequent need (33% to 66% of the time) to utilize personal transportation to pick
up replacement parts and supplies from vendors. Rotation "On Call" status may
occasionally require expedient travel to assigned community at a moment's
notice. Pick up and deliveries to the corporate office. Mileage and gas are not
reimbursed.
• Must have valid driver's license and vehicle insurance.
WORKING ENVIRONMENT
• Indoors (66% to 100% of the time); frequently outdoors in all conditions (33% to
66% of the time), often for extended periods.
• Occasional exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc.
(less than 1% to 33% of the time). Example: apartments during/after makeready.
• Frequent need (33% to 66% of the time) to work in awkward and confining
positions.
